  • Ray Young

    About Ray

Real estate investing can be rewarding, and financing should not be the thing standing between an investor and the next deal. Raymond has been helping borrowers through the mortgage process since 2012, and his specialty is investors, both first-time and experienced, buying properties they intend to renovate and hold as rentals.

Investment properties do not always fit neatly inside conventional guidelines. That is why Raymond works heavily in alternative financing, including hard money and Debt Service Coverage Ratio loans, which give investors flexibility on properties that need work or that a traditional program will not touch.

Whether it is a first investment property, funding for the next renovation, or expanding a portfolio that already exists, he takes a strategy-first approach. He wants to understand the property, the investment plan and the objective before talking about structure, because the financing should be built around the deal rather than the other way around.

If you have a property in mind, he is the person to talk to about how to finance it.

  • Bradley Walker

    Bradley Walker

    About Bradley

Brad has been in the mortgage industry for almost thirty years. He has owned mortgage companies, managed branches and worked most of the roles in between, and that history is the reason he can look at an unusual file and know within a few minutes whether there is a way to write it.

He follows the market daily and keeps current on guideline changes, which matters more than it sounds — guidelines move constantly and a program that did not fit a borrower last quarter sometimes fits this one.

Brad works with first-time buyers, investors and self-employed borrowers, and he leans on technology to keep his clients and their agents informed rather than guessing where a file stands.

  • Michael Williams

    Michael Williams

    About Michael

Michael has been originating since 2017. Before that he was a recruiter for a staffing agency, which is where he learned to read a situation and coach someone toward the outcome they want.

He works in Tennessee and Georgia, writing mostly FHA and conventional, and he is actively building his VA business.

The files he loves are the difficult ones, from first-time buyers to borrowers carrying credit issues or a high debt-to-income ratio. Coaching people to the finish line is the part of the job he took it for.

When someone asks what they can qualify for, he does not tell people no. He tells them not right now, and then he works with them for as long as it takes to get there. He would rather be someone's loan officer for life than close one file.

Michael is also a licensed life insurance broker. He does what he does because he cares about people reaching their goals, not because a file closes.

  • Michael Piccola

    Michael Piccola

    About Michael

Michael earned his B.A. from Northern Kentucky University and started in lending in 2013 on the direct sales side, where the point was to learn how the industry actually worked. He moved off retail and onto a mortgage lending team in 2017, and in June 2022 he opened his own branch in Cincinnati with The Mortgage Exchange.

That progression — sales floor, lending team, running a branch — means he has seen a file from every side of it.

Outside work he is with his wife and two daughters. He golfs and watches sport when the family calendar allows.

  • Gwen Sanger

    Gwen Sanger

    About Gwen

Gwen has been originating since 2005. Before that she spent eighteen years with a healthcare insurance company.

She is licensed in eleven states: Colorado, Kentucky, Ohio, North Carolina, Indiana, Florida, Tennessee, Georgia, Texas, Missouri and Michigan. She has experience across conventional, VA, FHA and home equity lines, and specializes in DSCR investment loans.

What she enjoys most is the challenged borrower, the person who has already heard no somewhere else or believes their situation is too complicated to solve. She does not judge a file on one piece of the financial picture. She wants the whole story, what got someone where they are and what they are trying to accomplish, and then she will dig through every avenue she can find. Difficult files do not bother her, and giving up while a solution might still exist does.

The question she hears most is what the best rate is. Her answer is that it depends on what you are trying to accomplish, because the lowest number is not always the best deal once you account for how long you intend to keep the loan and what the structure costs you overall. Once she understands the bigger picture she can lay the options side by side.

Gwen is a native Coloradan who grew up on a ranch, which is where the appreciation for hard work and treating people right comes from. She has been married to her husband for fifty years. They have one daughter and a Corgi who keeps them entertained. They have served as 4-H leaders, and these days they spend their time with friends, bowling and playing cards.

She wants borrowers to know she does not take anyone's business for granted. The goal is not just approval. It is earning the trust and staying alongside the client all the way to the closing table.

  • Braydin Mehnert

    Braydin Mehnert

    About Braydin

Braydin built his foundation at a small community bank, where lending was relationship-driven and every file had a person attached to it. He later helped scale a mortgage startup through a period of rapid growth, which taught him how complex transactions actually get managed at volume rather than in theory.

Today he works with homeowners and real estate investors, and his focus is deal structure. The files that come to him tend to be the ones that did not fit somewhere else, and structuring those is the part of the job he enjoys most.

He is licensed across eleven states, which is a wide footprint for one officer and reflects how much of his business travels with the client rather than the market.

  • Kat Miller

    About Kat

After graduating from the University of Cincinnati, Kat began her career as a loan officer at a local mortgage company. Nearly twenty years later she is licensed in California, Ohio, Kentucky, Indiana, Tennessee, North Carolina, Georgia and Florida, and has been a Presidents Club producer every year since 2008.

Kat focuses on helping people find the right solution for their home buying or refinancing goals. She works with all the traditional programs, including conventional, FHA, VA, USDA and jumbo, and also specializes in financing for self-employed borrowers, business owners and real estate investors through bank statement, P&L, asset depletion and DSCR programs.

Borrowers who have been told no elsewhere are often the ones she can help most, whether their tax returns do not reflect what they actually earn or the property did not fit a standard box. A mortgage is the biggest financial decision most people ever make, and she treats it that way.

  • Adam Gunn

    Adam Gunn

    About Adam

Adam has spent more than fifteen years in banking and mortgage lending, most of it in senior roles. He came up through the bank side before moving into mortgages, which gives him a wider view of a borrower's finances than the loan file alone shows.

He leads as well as originates, and he is at his most useful on files that need someone to keep several moving parts in order at once.
