First-time buyers
FHA loans
The government-insured loan most first-time buyers use. Flexible credit standards, and your county’s FHA loan limit applied correctly the first time.

Veterans and active duty
VA loans
For veterans, active duty and surviving spouses. We take care of entitlement restoration for you, so a previously used benefit does not stop the purchase.

The most common loan
Conventional
Fannie Mae and Freddie Mac loans, including their low down payment options, compared honestly against FHA on your own numbers.

Down payment assistance
Chenoa Fund
A national down payment assistance program that pairs with an FHA first mortgage. Forgivable and repayable options.

State housing programs
IHDA in Illinois, OHFA in Ohio, IHCDA in Indiana, KHC in Kentucky and THDA in Tennessee. We are approved with each one, and we price them exactly as the agency publishes them.

Through our partners
Bank statement & non-QM
Bank statement, DSCR, asset depletion and ITIN loans, for the files agency underwriting was never built to read.

Your loan officer

You get one loan officer by name, with a direct line and an email address, from your first conversation all the way to the closing table. Not a call center, and not whoever happens to pick up that day.
Every officer has their own page telling you where they lend and the kind of borrower they are best with, so you know who you are calling before you dial.

Down payment assistance
You may be closer to buying than you think.
A lot of people put off buying because of the cash they think they need up front. That is usually the most solvable part of the whole thing, and it is what we get asked about more than anything else.
There are two ways in. State housing agencies run their own assistance programs, and we are approved with IHDA in Illinois, OHFA in Ohio, IHCDA in Indiana, KHC in Kentucky and THDA in Tennessee. Those come with income limits. The Chenoa Fund does not, and it works in every state we lend in. Which one fits you usually comes down to income rather than credit.

Straight answers
The questions people actually ask.
How long does it take to close on a house?
Three to four weeks on a clean purchase file, and under three when the appraisal and title cooperate. The variable is almost never underwriting. It is how quickly documents come back from you, your employer and the title company. That is why every borrower gets a hub showing exactly what is still outstanding and who it is waiting on.
What credit score do you need to buy a house?
It depends on the loan. FHA has the most flexible credit standards of the agency programs, conventional sits higher, and VA sets no minimum of its own though individual lenders do. There are also routes below the usual thresholds. They are narrower, but they are real.
How much down payment do I need for a house?
Less than most people assume, and for some buyers the down payment can be covered entirely by an assistance program. The requirement differs by loan type, and the assistance programs have their own rules, so the numbers live on the pages where the full terms are disclosed alongside them. Separately from the down payment, you should still expect to pay earnest money, the appraisal fee and an inspection out of pocket.
What kinds of loans do you offer?
The common ones, meaning conventional, FHA, VA, USDA and jumbo, plus physician loans, down payment assistance, bank statement and 1099 programs for the self-employed, DSCR and fix-and-flip for investors, renovation and construction, manufactured housing, non-warrantable condos, ITIN, foreign national, bridge loans, HELOCs and reverse mortgages. If your situation is unusual, it is worth asking rather than assuming.
How much house can I afford?
Underwriters answer this with one number: debt-to-income, your total monthly obligations divided by your gross monthly income. It counts car loans, student loans, credit card minimums and child support. It does not count utilities, groceries or phone bills. Whatever is left after those obligations, minus taxes and insurance, is what supports a loan. Our affordability calculator runs that calculation the way an underwriter would, and a loan officer will produce the real figure from your credit report and income documents.
Can I get a mortgage if I am self-employed?
Yes, and often on better terms than you expect. Agency underwriting reads two years of tax returns, which routinely understates what a self-employed borrower actually earns after deductions. Where that is the problem, a bank statement loan qualifies you on deposits instead.
