Home / Loan options / Foreign national

Foreign national mortgages.

Buying US property without a US credit file. The documentation is different, not impossible, and it is a well-worn path.

No US credit history required

What a foreign national program is

A mortgage written for a buyer who does not live in the United States and has no US credit history. Standard underwriting starts with a credit report and W-2 income, and neither exists here. These programs replace those inputs with documents you do have.

What usually gets asked for

  • A valid passport and, where applicable, a visa.
  • A credit reference letter from your home-country bank, or an international credit report where one exists.
  • Bank statements, often translated into English and shown in US dollars.
  • An employment letter or, if you are self-employed, a letter from your accountant.
  • Proof of the source of funds, which is where these files most often slow down.
  • Funds seasoned in a US account before closing on many programs.

What the property can be

Most foreign national lending is for second homes and investment property rather than a primary residence, which follows from the fact that the borrower lives abroad. If the plan is to rent it out, a DSCR loan is often the better fit, because it qualifies on the rent the property produces rather than on documenting income across borders.

Questions people ask

Do I need a Social Security number?

Not for these programs. An ITIN is often needed for tax purposes on the property, and that is a separate matter from qualifying — see ITIN loans if you have one and live in the United States.

Do I have to travel to the United States to close?

Often no. Closings are commonly handled at a US embassy or consulate, or through a power of attorney arranged in advance. Raise it early — a power of attorney has to be drafted and approved before closing week, not during it.

Can I buy through an LLC?

On many investment programs, yes, and it is common. Talk to your own tax counsel about whether you should — we can tell you what the loan allows, not what is right for your tax position.

Program availability varies by state, by country of residence and by property type. A licensed loan officer will confirm what is available for your situation.
