Home / Loan options / DSCR
DSCR loans for investors.
The property qualifies, not you. No tax returns, no employment verification — the rent has to cover the payment.

What DSCR stands for
Debt Service Coverage Ratio. It is the rent the property brings in, divided by what the property costs to carry. A ratio of 1.0 means the rent exactly covers it. Above 1.0 means it covers it with room to spare.
That single number is the qualification. Your personal income is not part of the calculation, which is why investors with several properties use these loans — agency guidelines start counting your other mortgages against you long before your portfolio stops making sense.
Who uses them
- Investors past the agency limit on financed properties
- Self-employed investors who would rather not document personal income at all
- Buyers purchasing through an LLC
- Anyone building a portfolio who wants each property assessed on its own merits
These are business-purpose loans for investment property, not for a home you intend to live in. Consumer protections that attach to owner-occupied mortgages work differently here, and your officer will explain exactly how before you proceed.

A licensed loan officer reviews what you send and tells you where you stand, in writing. No cost, and no obligation to go further.
