USDA loans.

No down payment required, for homes in eligible areas. The catch is geography and income, not credit.

Rural and small-town

The most underused loan in the country

The USDA Guaranteed Loan is one of only two loans that require no down payment at all, and unlike the VA loan it is open to anyone — no service requirement. Most buyers have never heard of it, and the ones who have assume it is for farms. It is not.

Two rules decide it

The property has to sit in an eligible area. USDA publishes a map, and “rural” is far more generous than the word suggests — a great many suburbs and small towns within commuting distance of the metros we serve qualify. The right way to check is to give your loan officer the address.

Your household income has to sit under the local limit. The limit is set by county and by household size, and it counts the income of everyone living in the home, not just the people on the loan. That second part surprises people.

Check the address before you fall in love with the house. Eligibility is a property question first. Send your officer an address and you will have an answer the same day.

USDA loans are placed through our lending partners rather than underwritten in-office. The process on your side is identical — same officer, same hub, same documents.

Find out what you qualify for.

A licensed loan officer reviews what you send and tells you where you stand, in writing. No cost, and no obligation to go further.
