Home / Loan options / Land and lot

Land and lot loans.

Buying ground before there is a house on it. How ready the parcel is to build on drives everything about the financing.

Ground, not buildings

Three kinds of ground

  • Improved lot. In a platted subdivision, with road access, water, sewer or an approved septic site, and power at the line. The easiest to finance by a wide margin.
  • Unimproved land. Access exists but utilities do not, or a well and septic have not been established. Harder, and the file turns on what it would cost to make it buildable.
  • Raw land. No access, no utilities, sometimes no survey. The narrowest set of options, and the questions get asked one parcel at a time.

Why land is treated as riskier

A vacant parcel generates nothing, and if a borrower has to walk away from something, empty ground is the easiest thing to walk away from. It is also harder to value: comparable sales are sparse and no two parcels are the same. Both facts show up in how conservatively these loans are written, and they are worth understanding rather than resenting.

If you intend to build

Say so early, because it may change the product entirely. When a build is scheduled, lot acquisition can often be folded into a construction loan and closed once instead of twice. A separate land loan makes sense when the build is genuinely years out or undecided.

What to check before you buy

Zoning and permitted use. Legal, recorded access — not a neighbor’s goodwill. A perc test if septic is the plan. What it costs to bring power in, which is a number that shocks people on rural parcels. Flood zone, wetlands and easements. Any deed restrictions or covenants. Mineral and water rights, which in some states do not automatically come with the surface.

Questions people ask

Can I use a regular mortgage to buy land?

No. A mortgage secures a dwelling. Vacant ground is its own product.

Is farm ground the same thing?

Related but separate. Working agricultural land is usually financed by agricultural lenders on terms built around the operation rather than around a future house. Tell your loan officer if the parcel is in production.

Can I use my home equity instead?

Often, and it is worth comparing. A HELOC against a house you already own is frequently a simpler way to buy a lot than a land loan against the lot itself.

Program availability varies by state and by parcel. A licensed loan officer will confirm what is available for your situation.
