Start from the payment you are comfortable with, and work backwards to the price.

Price you could look at—
Available for principal & interest—
Supported loan amount—
Plus your cash down—
A rate one point higher gives—

Look at the last line. It shows what the same comfortable payment buys if rates move a point against you, which is the clearest illustration of why a rate lock matters once you are under contract. This is an estimate built from your own figures — not a quote, not a pre-approval, and not an offer of credit. It also assumes no mortgage insurance, which most loans require when your cash down is a small share of the price.
