VA loans.
For veterans, active duty service members and surviving spouses. A benefit earned through service, and one of the strongest loan programs available to anyone who qualifies.
Veterans and active duty
Why the VA loan is the strongest benefit in lending
A VA loan is guaranteed by the Department of Veterans Affairs. It is the only widely available loan that requires no down payment at all for an eligible borrower, and it carries no monthly mortgage insurance — two things no other program does together.
The VA sets no minimum credit score of its own. Individual lenders set their own, and ours is more forgiving than most, because we make the decision here.
Entitlement, in plain language
Entitlement is the amount the VA will guarantee on your behalf. Most eligible borrowers have full entitlement and never think about it. It gets complicated in three situations: you already have a VA loan on another property, you had a VA loan that ended in a short sale or foreclosure, or you have used part of your entitlement and want to use the rest.
All three are workable, and all three are where files get bounced by lenders who do not want to do the work. Restoration paperwork is something we handle in-office rather than routing to a third party, which is usually the difference between a two-day answer and a two-week one.
Who is eligible
- Veterans who meet the VA service requirements
- Active duty service members
- Certain members of the National Guard and Reserves
- Surviving spouses who have not remarried, in defined circumstances
You need a Certificate of Eligibility. We pull it for you. If your discharge paperwork is missing or your record is complicated, tell your loan officer early — that is the part that takes time, not the loan.
